Mazkur maqolada O‘zbekiston uy-joy bozorida moliyaviy pufak xavfining
shakllanish omillari tizimli ravishda tahlil qilinib, ushbu xavfni baholashga xizmat qiluvchi integral
indeksni ishlab chiqish hamda uni raqamli monitoring mexanizmlari orqali takomillashtirish
masalalari tadqiq etiladi. Tadqiqot doirasida uy-joy narxlarining real dinamikasi, narx–daromad va
narx–ijara nisbatlari, ipoteka va qurilish kreditlari hajmi, bank sektorining kredit faolligi kabi asosiy
ko‘rsatkichlar asosida moliyaviy pufak xavfini aniqlashning nazariy-uslubiy yondashuvlari
umumlashtiriladi. Xalqaro moliyaviy institutlar (IMF, BIS, UBS) tomonidan qo‘llaniladigan
metodologiyalar
O‘zbekiston
iqtisodiy
sharoitiga
moslashtirilib,
uy-joy
bozoridagi
nomutanosibliklarni erta aniqlash imkonini beruvchi baholash indeksi taklif etiladi.
